Hello Kathleen,

 Attached are my cost and proposal. I am a custom builder looking to expand in Myrtle beach. The development I am a featured builder in will be bringing plane load tours from the north east starting in the early part of 2015. The home will be a model home used as a show case , but it is also for sale. The proposal out lines with just 3 sales per year would bring appox a 12%-14% return. Then when the model sells it jumps to 16%-18%return.
