I have a client that is a newbie and is buying her first investment property.  She is self-employed.  Looking for a Direct Lender that will do this type of loan in Minnesota.

She can do 20% to 30% down payment and should have 6 months reserve.  Starting off with a single family property. 

She is looking for a 30 yrs amortization and at least 2 yr to 3 yrs loan.  Prefer 30 years if possible. 

Credit is 720+.
