For our next deal in Beverly Hills, CA, we are looking for a cash-investor-partner (joint venture).

The investment is $2,400,000.00:  $1,900,000.00 for the purchase and $500,000.00 for rehab and costs.  The ARV will be at:  $3,200,000.00.

Then, the estimated profit should be:  $800,000.00 if we sell by ourself this property.

We figure that we will be able to resell this property in about 6 months (1 month for permit and architect; 2 months for removing;  3 to 4 months for rehabbing.

Our investor-partner will have 50% of net profit.
