I personally will only accept payment upon success. I mark up the ones that waste my time as being a cost of doing business. It's the cost of protecting my good name .. no one will ever be able to claim I committed fraud on them. That is a cost I am willing to pay. Not happy to pay .. willing to pay!</p>

Nothing hurts more than to refuse an upfront fee, find a valid source that works for the borrower, get the paperwork together just to find out you had 12 other brokers working on it too and someone beat you to the finish line 12 hrs sooner. </p>
<p>The use of multiple brokers just creates a <strong>RACE TO THE <em>COMMISSION</em> LINE.</strong> Only 1 gets the gold and the rest get nothing. And then they wonder why people like Marcus want upfront fees.</p>
<p><span style="text-decoration: underline;"><strong>BOTTOM LINE:</strong></span> Treat me with respect and allow me the time I need to take care of you. If I am honest enough to refuse upfront fees .. then I am honest enough to tell you when I can not find you funding. Point in case: a woman requests transactional funding for a Million dollar deal and was sent the prerequisites that clearly stated that our lender doesn't fund (fix and flips) via a transactional deal. At the end of the day she needed an extra (30) days to fix the subject property in order to close. Moral of the story: complete waste of time and man hours.<br />

Incidentally, no fees were charged upfront, but they damn sure should have been!!!<br />

In closing, my firm doesn't charge upfront fees but I think we should because when you go to the movies to watch Harrison Ford you must purchase a ticket before the show begins regardless whether the movie or the popcorn is any good. Why shoul the financiers of the world take it on the chin because a few rouge vendors? Every industry is fraught with fraud and nevertheless a service provided must be paid up front before the work begins. Nuff said!
