No matter how volatile the borrower's financial history, how risky their borrowing scenario, or how bad their credit, if they have adequate cashflow, and adequate real estate equity, it can be ignore and it can be funded.

My source will issue factor-based commercial loans secured by real estate.  They lend to operating entities with at least 6 months operating experience in all 50 states.  Loan amounts range from $25k - $7m.  Terms range from 6 months to 2 years.  They will lend on virtually any property be it commercial, industrial, residential, and even raw land; and primary residences are fine (outside of Texas).  They will go up to 65% LTV for commercial properties, 70% LTV for residential properties, and 50% LTV for raw land.  They can be in any lien position for commercial and residential properties, and just require 1st lien position for raw land.. They don't care about low FICOs scores,  past bankruptcies, current defaults, active tax or mechanic liens.
