Currently in a 45 day escrow and looking for 80 to 90% of $420,000 purchase price funding.  I would go conventional financing but I don't want a prepay on an early sale.  I want to rehab and sell quickly.

The current "as is" value is $499k. very solid number.  The after repair value is closer to $530k,

The house is in fair condition, livable but not remodeled since the 1970's.  I would like extra $20k funds for a rehab budget.  It needs flooring, paint, roof and kitchen, bathrooms can wait.  The square footage of the house is close to 1,200.

My plan is to clean it up, paint it, sell it, minor rehab and sell it within 3 months.  If the market changes drastically for some reason, I would consider refinancing and renting.  I just have completed 5 successful rehabs, one last year.  My partner is a W-2 employee and can provide tax returns if needed.   We both have FICO scores over 750.

My current residence if valued at approximately $700k and is mortgage free.  I am planning on using a home equity line for the needed down payment.  I also have saving, but would like to keep that as reserves.
