The City of Detroit is currently in receivership for at least 18 months;  this will give investment / developers the opportunities to make  unique deals that will be beneficial to the City of Detroit and rare opportunities for astute investors / developers.

 

 

Detroit is in the process of resizing the city and it is strategically located in Southeast Michigan on the Detroit River, which gives an awesome view looking into Canada (which also makes for a nice day trip). Belle Isle is also located in the Detroit River which gives you even more spectacular views of the Detroit skyline. It's like an oasis in the middle the city.

This project will be unique. StarVision, will assist with real estate exchanges that will be to your advantage; by implementing the relocation of those occupants in scattered properties adjacent to the targeted parcels for the entertainment / sports /shopping and hotel complex.  All vacant lands’ and houses’ titles, in this district exchanges; will likewise be turned over to your projects.

Real Estate Potential in Detroit

 

There are 67,000 vacant buildings in the city of Detroit.  The estimate is probably 60,000 of these building are single family residential.  The majority of these homes should be demolished.  The rest could be grouped in parcels by blocks and sold to one individual, or a group forming an association to redevelop the parcel group of one to ten square blocks. There are many blocks with on three to five houses worth saving on a block.  If these can be sold as a single unit it would much easier to rehabilitate an entire neighborhood one or two blocks by small groups of residential investment association.

 

The plan for residential can also apply to commercial and industrial parcels.  Detroit has multiple areas of vacant commercial and industrial properties, most of which are beyond repair and probably have multiple environmental issues.  If these parcels can be clumped together where many of them make up areas all over the city of Detroit that a mass 100’s of acres of land just waiting for a good idea. Detroit is 139 square miles split up into ten districts with at least 200 acres of vacant land in each of these ten district some of them as many as 1000 acres of  Brownfield sites that are contaminated and definitely should be cleaned up from an environmental point of view.  Some of these sites are merely functionally obsolete.

 

I would like you to consider a beautiful shopping mall and entertainment complex; with state of the art health spa, active indoor sports, multiply cocktail lounges and a dance and jazz club. All this within 1 mile of the Detroit River, 3 casinos, 4 sports stadiums and 3 museum.  The virtual reality world of 4D interactive has many areas of public uses and private VIP entertainment.  Imagine roller skating in competition with an Olympic champion or playing a game of golf with Tiger Woods; or a simulated deep added sea dive or trip to outer space.  The assorted sports activities such as tennis, bowling, skate boarding, and roller derby spectator sports these would be all general admission activities.  The project would also have an exclusive VIP area on the top floor a health/club and spa; also overlooking the city a VIP restaurant with live entertainment cocktail lounge.

I am curious to know more about this opportunity. I just came back from Detroit we visited the downtown area which is completely different than the rest of the city. It was very live and eventful. I am from a small city in NY. A place called Buffalo. I see similarities in the two places. I could see Detroit as my "home" away from home. 

I am also an investor who likes to accept challenges as they come. This seems like if its done right will really be a win win for the investors who chose to accept the challenge as well as the city of Detroit.
