I try to focus on revenue producing properties with equity.(currently 72 units with a 10 cap rate and Assistant Living Facility over 90% occupied) In other to acquire these properties I would need a 30-90 day term transactional loan. Following which I will refinance property and pay off primary lender through title company at closing..Risk is low as properties are producing income and I already have a lender who will refinance with no requirement of time owned.
