Need financing for a $425k non-owner occupied commercial building in Southern CA. Would like to use as little of our own money as possible. I own a $300k condo free and clear that is leased out in Florida.  Was thinking of getting a cash out loan on this and use the money for as much of the down payment as possible.  The rest we would need other financing.

Therefore we need the following:

1) Cash out loan

2) Remainder financing

My wife and I have great credit scores (785-800). Dont want to use our primary home as collateral.  Looking for lowest interest rate and fees possible.

I saw your post, we just got a new stated income,  stated asset, No Income verification loan. The loan is guaranteed by an insurance policy. Here is how it works: 100% financing for commercial , residential, investment.

$425,000 loan add 10.5% to the loan = $44,625

$469,625 divide that by 360= $1304 + insurance policy $750 per month= $2054 principal.

This is a principal only loan.

The insurance covers Homeowners, earthquake, flood, hurricane, life, medical, auto, travel, health, dental.  

As is said this is a new loan I don't have all the details until this Wednesday. But this is the basics of the loan.
