My client purchased, undere a 1031 exchange, a 95 unit complex on a land contract 18 months ago. Client had two large tax liens which prohibited him from conventional financing. Liens are fully paid, mid-score credit up to 664 but not high enough for traditional lenders. Building appraised at $2.6mm. Land contract balance at $1.9mm. In the 1031 exchange he also picked up two additional buildings, paid cash. Collateral available. I am not looking for hard money but a reasonably priced scenario.
