High profile car wash - gas and c-store in Bridgewater NJ. currently paying $350,000 annually servicing $4M in debt, in need of $3M-$4M, up to $1M can be subordinated, if this is any interest to you, property has appraised "AS IS" value of $4.050M prefer an investor with $1.6-$1.8M by lowering secured debt would be able to secure local bank loan of up to $3M. The $3M would be used to pay off all other debt secured and unsecured, lowering annual debt being serviced from $400,000 to $200,000 ($3M @ 5%=$200,000) would also have funds necessary to build 4 bay pre-approved 4 bay Lube Center. Lube Center projected sales to $250-$300,000 net annually. With the multiple facets of this location gas sales would be 150,000 Gal/ mo, existing car wash sales $5,000 cars/mo and existing c-store traffic would aid in a much faster growth of Lube facility as compared to a single stand alone location.

Hi Kevin,

I have uploaded our simple 3pg private loan application used for ALL available in house funding programs. I feel confident we can meet and/or exceed your funding needs at MUCH lower rates than other programs may have to offer. It really depends on you and how much of your assets either property or liquid cash can you use to leverage the best deal and terms.

We do leasing against and can structure deals around bank guaranteed instruments like SBLC's LOC's, and BG's as collateral and you can come out with terms like 3.50-4.50% fixed for up to 15yrs Amort. Which some investors see the leverage in rolling all their debt into a secured instrument backed loan because while you are holding the debt, that piece of paper can give you up to 80% leasing leverage against the face value. Which means you can continue to use it fund parts of this or any other project you are invested in. Especially since the loan would act as a Line of Credit you can draw down on every 30-45 days as needed/warranted.

You can choose a more conventional method of re-fi or re-fi and cash out. Variety of in house private Business loans you could choose from also.
