<p><span class="font-size-4"> After the third year of my Sonoma County rent increasing, my wife and I took a serious look at how we could get a decent down payment and buy a home in Sonoma County. We even whittled our weekly grocery shopping budget to bare-bones minimum so we could save as much as possible. That year we were able to buy a home in Sonoma County and start building our own equity!</span></p>
<p><span class="font-size-4"> Then of course we were able to write off the tax benefits, paint our walls the color we wanted, hang pictures without concern of being fined, etc.,etc.,etc. Definitely was one of the best decisions and plans we had worked on. We lived in beautiful Sonoma County and the work was all well worth it!</span></p>
<p><span class="font-size-4"> For anyone thinking they do not qualify for a home loan as they are self employed, had a foreclosure some years ago, credit is shot, etc. well, check out alternative financing known as Hard Money or Private money. This financing I know quite a bit about, so feel free to contact me with any questions or scenarios. <p><span class="font-size-3" style="font-family: arial, helvetica, sans-serif;">Last month a Conventional Lender called us on behalf of one of their borrowers who had just been turned down for a conventional loan, 3 weeks into their 4 week purchase agreement for a Condo in San Rafael. To say the least, the home buyer was distressed and a bit hopeless.</span></p>
<p><span class="font-size-3" style="font-family: arial, helvetica, sans-serif;">The purchase price was $285,000 and the home buyer only had a 20% down payment to apply to their loan, making the loan-to-value 80%. Luckily, this is the max LTV that our private investors will go up to, in areas such as Santa Rosa, Petaluma, Rohnert Park and pretty much all of Sonoma County and the surrounding areas!</span></p>
<p><span class="font-size-3" style="font-family: arial, helvetica, sans-serif;">So, we got right to it and within just 5 days of the above initial call, the loan funded and recorded! We turned the distressed and hopeless borrower into a very happy and proud home owner, keys in hand, of their new primary residence.</span></p>
<p><span class="font-size-3" style="font-family: arial, helvetica, sans-serif;">The original Conventional Lender who referred this borrower to Sun Pacific Mortgage, was also heavily thanked and promised the new homeowner’s faithful future business when refinancing out of the hard money loan.</span></p>
<p><span class="font-size-3" style="font-family: arial, helvetica, sans-serif;">It was a win-win for all!</span></p>
